Very spacious and surprisingly wide corner house with three spacious bedrooms located on a very quiet street with several playing fields (including a tennis court).

The house is centrally located in "De Vissen", the most popular district of Leidschenveen. Not only is there little traffic and therefore a lot of peace and quiet, the house has an unobstructed view over the front garden towards the greenery on the other side. Within walking distance are the Leidschenveen shopping center, various schools (including the British school) and childcare, sports and playing fields, Golfclub Zoetermeer, and recently the extensive newly constructed nature and recreation area "De Driemanspolder".
The highways A4 and A12 are a few minutes by car. By bike you are in no time at the tram stop to The Hague, Delft and Zoetermeer, but also within ten minutes in (for example) the Westerpark.

The entrance to the house is on the corner of the front garden of the house. There you will find a spacious hall (approximately 366 x 150 cm) with a place to hang coats, and access to a toilet, the stairs and the living room. The living room (approximately 461/558 x 1144 cm) is very wide, extended at the rear, and runs across the entire house from front to back. The living room has an extra storage space under the stairs, is equipped with a fireplace, has two convector wells, an olive green wooden floor, and looks even wider at the rear because the open kitchen is attached as it were. The modern kitchen (approximately 254 x 387 cm) has marble-look tiles and a granite worktop, and is equipped with all desired built-in appliances such as a 4-burner induction plate (AEG, 2010), a microwave (AEG, 2016), a fridge freezer combination (Siemens, 2001), a dishwasher (Siemens, 2017) and a sink with tap (Grohe, own boiler). Really nice is the utility room next to the kitchen (approx. 249 x 135 cm). Here is not only room for the washing machine and dryer, but also plenty of space on the various shelves.

The large backyard (approx. 826 x 888/1012 cm), largely paved with boulders, is reached by a wide double glass sliding door with pleated screens and faces southwest so that the sun can be enjoyed almost all day long. Fortunately, in addition to a few (fruit) trees, a 5.5-meter-wide electric awning (Sunpoint 2014) offers the necessary shade. In addition to the extension and the kitchen, a garden kitchen closed with a roller shutter has been realized. Here you will find a sink, 2 electric cooking points, a grill plate and a gas barbecue!
The garage can also be reached from the garden, which can also be reached via a back entrance. The garage (approximately 634 x 301 cm) is spacious enough for a car, several bicycles, all your (garden) tools, and has an automatic door to the street at the side of the house.

Via the stairs from the entrance you reach the landing on the first floor, which gives access to the bedroom at the rear, the bedroom at the front, the bathroom at the front and the stairs to the second floor. The bedroom at the rear (approximately 560 x 376/480 cm) once consisted of two rooms, and in addition to an air conditioning (Chigo, 2008), it has a wide and deep built-in wardrobe. Next to the bedroom at the front (approx. 323 x 463 cm) is the light natural stone bathroom (approx. 225 x 330 cm) with large sink, bath, design radiator, a shower with 6-point massage jets and heavenly head, and a second (hanging) toilet.

The second floor is reached via a landing lit by a nice round window on the side of the house (approx. 230 x 90 cm). This gives access to a washing / drying room (approximately 180 x 220 cm) where the mechanical ventilation and the central heating boiler (Ferroli, 2012) with expansion vessel and a small skylight are located. The landing also gives access to a large wide (bed) room (approximately 370 x 636 cm) which could easily be divided in two, especially if a dormer window were to be installed. This room is lit by a large Velux skylight (approx. 130 x 135 cm) with blinds and mosquito net. Finally, a large walk-in closet is also reached from this room (approx. 180 x 170 cm). Behind this room, just like the other rooms on these laminate-covered floors, there is still space behind the so-called knee bulkheads.

The paintwork of this house from 2001 has recently been done inside and out, it is well maintained, insulated with anchored cavity walls (therefore low noise), and double glazing throughout. The house therefore has energy label A.

"We came to live here as a family in 2001 as the first residents. Since our daughter has been living on her own for quite some time now, it is too big for us. We have lived here with great pleasure and have seen the neighborhood around us grow into a wonderful quiet and pleasant living environment. In the future we will often think back to more than 19 wonderful years. "

All dimensions are professionally measured, displayed according to the NEN 2580 standard and assembled with the necessary care. There is a map and a full measurement list available.
However, the Measurement Instruction does not completely rule out differences in measurement results, for example due to differences in interpretation, rounding off or limitations in the performance of the measurement. No liability is therefore accepted for any incompleteness, inaccuracy or otherwise, or the consequences of the dimensions and representation. If the exact measurements are of crucial importance to a buyer, we recommend measuring them yourself.
