EXCELLENTLY MAINTAINED SINGLE-FAMILY HOUSE BUILT IN 2005 IN THE POPULAR AREA "DE LANEN". THIS INTERMEDIATE HOUSE WAS BUILT IN THE CHARACTERISTIC 1930s STYLE AND IS LOCATED IN A QUIET ONE-WAY TRAFFIC AND CHILD-FRIENDLY STREET.

DEscriptION
There are many young families in this district in Leidschenveen. That is why there are many schools in the vicinity (no fewer than six primary schools, secondary education, various day care centers, and the British School) and various playing fields and playgrounds. The "Leidschenveen shopping center" is nearby, as well as the ‘Landzicht’ city farm, the ‘Hofbad’ swimming pool, and various sports clubs. For recreation, the Zoetermeer Westerpark, the Dobbeplas in Nootdorp and the beautiful newly constructed recreation area ‘De Driemanspolder’ are within a maximum of 10 minutes.
The district is easily accessible. The house is located in a one-way street and all car traffic is local. Located near the Prince Claus Crossing, you can quickly reach Utrecht, Rotterdam or Amsterdam by car via the A12, A13 and the A4. But by public transport (bus, tram and Randstadrail) you can also easily and quickly reach the Center of The Hague or ‘The Mall of The Netherlands’; the largest covered shopping area in the Netherlands, situated in Leidschendam.

This light, attractive house is virtually "turn-key" and is certainly worth a visit.

FROM THE SELLER
“We have always lived wonderfully in this nice house and this lively child-friendly neighborhood. The house is energy-efficient and the surroundings are characterized for us by the large parking, good accessibility and spatial layout. With its many green areas, playgrounds and parks within cycling distance, this district is very versatile and very pleasant to live. The location is also ideal with the beautiful Veenweg with petting zoo around the corner and the shopping center a little further away. In addition, the neighborhood is characterized by fun events that are organized together with the neighbors. Social control and involvement in and with each other is great and gives a positive and safe feeling. We look back with pleasure on the beautiful period we lived in this house. ”

LAYOUT GROUND FLOOR
The house is entered through the spacious front garden (5.41 x 6.05 m). The entrance (1.07 x 3.25 m) gives access to the meter cupboard with 6 electricity groups, a modern toilet with hand washbasin (renovated in 2018), the stairs to the first floor, and the living room (5.14 x 5.80 m). The brightly lit living room is at the rear of the house. The living room has recently been air-conditioned (‘Mitsubishi’, summer 2020) and also has double doors - with insect screen - to the garden. The backyard (5.41 x 12.35 / 15.34 m) was redesigned in 2016. The wide electrically operated sunshade has recently (‘Veldhuis’, summer 2020) been completely renewed. At the back of the garden is a back entrance and the spacious wooden shed with concrete floor (3.22 x 2.83 m).
The living room, with a hardwood floor (‘Jatoba’), has an open connection with the kitchen (2.95 x 3.25 m). The modern kitchen diner (‘Keller’) is located at the front and oversees the front garden to the street. The kitchen has a wooden worktop (oil-based) and is complete and equipped with various built-in appliances; a dishwasher (‘Siemens’), a 90cm wide luxury 5-burner gas stove and oven (‘Etna’) with glass cover, an American fridge-freezer (‘LG’) and many storage cupboards.

FIRST FLOOR
From the entrance on the ground floor, the stairs lead to a landing (1.10 x 2.32 m) from which both the bathroom (2.00 x 2.61 m), the rear bedroom (3.02 x 4.31 m) and the front bedroom (5.41 x 3.00 m) are reached. The cozy modern bathroom was completely renovated in 2017. In addition to a bath, hanging toilet, bathroom furniture with double sink, there is a spacious walk-in shower with sky shower. The spacious bedroom at the rear also has air conditioning. The two windows oversee a small roof edge with space for, for example, extra solar panels and the backyard, and are also equipped with mosquito nets but also with so-called ‘hush-cabinets’ for ventilation.
The spacious bedroom at the front runs over the entire width of the house.

ATTIC FLOOR
The staircase leads to the large landing (1.98 x 3.40 m), which is lit at the rear of the house with a ‘Velux’ window. Here, next to the Combi-central heating boiler ('NEFIT proline', 2016) with expansion vessel, the Mechanical Ventilation ('Zehnder', 2017), the setup for a washing machine and a tumble dryer, also the inverter (‘OMNIK’, 2016) for the 13 solar panels (‘BENQ’, yield approximately 3500WP / year) located on the roof. Two separate electricity groups have been created for the solar panels (the entire installation has been inspected safely by MOT). From this landing the attic room (3.05 / 4.00 x 6.22 / 7.21 m) and a large attic (with stairs) are accessible.
When the solar panels on the roof were installed, a possible skylight later to be installed at the rear of this large attic room was already taken into account. This room can easily be divided into 2 bedrooms (height at the inside ridge is 3.43 m). At the front of this room, lit with two skylight-like windows, there is also a large storage / clothing room, with a large attic above it, accessible by a separate staircase.
