SURROUNDINGS
It couldn't be much more central: within walking distance of the cozy Theresiastraat with shops (including supermarkets Albert Heijn, Spar and Hoogvliet), lunchrooms and restaurants and the center of The Hague. The Haagse Bos is a forest/park within walking and cycling distance and even the beach of Scheveningen is easy to reach by bicycle. The house is easily accessible by both car and public transport. The major roads to Utrecht, Amsterdam and Rotterdam (A12/A4/A13 and the A44) are easily accessible within a few minutes. Both the Central Station and the Laan van NOI railway station are within walking distance, with good train and metro connections, but there are also various bus and tram stops a stone's throw away. Good bus connection to the Scheveningen boulevard in about 20 minutes.
GENERAL
This spacious 3-room apartment is located on the top floor. It has a lot of light, a pleasant wide balcony at the rear and a cozy balcony at the front. The location on the top floor offers many advantages: no upstairs neighbours, entrance via the stairwell or via the elevator, more light entering the house and a clearer view. This always makes the apartment more attractive than comparable apartments on a lower floor.
LAYOUT
A closed porch leads with a staircase to the large basement storage room and to the elevator.
The entrance on the third floor is a very spacious hall that provides access to all rooms of the apartment. Immediately to the left of the front door is the meter cupboard (8 groups and 3-phase, completely renovated in 2018) and a shut-off valve for the water.

The balcony at the rear is also accessible from the kitchen and is located over the full width of the apartment. The rear balcony has a storage cupboard and here too, thanks to the lack of upstairs neighbors, there is a lot of light and a pleasant open and free location.
Finally, in the basement next to spaces for the water and gas meters, there is a very large storage room (5.20 x 3.18 m). The light supply is linked to the apartment.
The floors of the apartment are laminate, except for the hall which has a beautiful original oak parquet floor, and the bathroom(s) which have tiles. At the front the windows are double glazed with plastic frames, at the rear this is still single glazed with wooden frames.
PLEASE NOTE: via a loft ladder in the hall in front of the toilet, there is access to the areas above the apartment. These areas, which are located above the entire apartment, do NOT belong to the apartment, but are exclusively accessible from the apartment. The owner has had the roof (above these spaces) insulated himself. The (provisional) energy label (E) from 2015 may therefore be too low.
